Start with a buyer brief that excludes marketing language

Record intended use, holding period, financing status, preferred emirate, property type, completion stage, occupancy date, management needs and the currency in which income and obligations will be paid. Separate must-haves from preferences.

Define the risk limits before viewing projects: maximum total commitment, acceptable construction or vacancy exposure, required liquidity, data needed to support any rental assumption, and which documents independent advisers must approve. Do not set a budget from purchase price alone.

Ask an independent UAE-qualified lawyer to identify the exact right being acquired—such as freehold, leasehold, usufruct or another recognized interest—along with its duration, transferability, registration, inheritance, mortgage and use implications. Confirm that the property sits in an area available to the buyer’s category.

Do not use an emirate-wide statement as proof for one unit. Attach the official source, property identifier, area, buyer status and legal opinion to the evidence room.

Gate 2 verifies every person and entity

Record the legal names of seller, developer, broker, brokerage, escrow trustee, lender and any representative. Verify identities and authority through relevant official systems. A business card, messaging profile or branded PDF is not independent verification.

Gate 4 is an independent contract review

Obtain the complete contract and every attachment early enough for meaningful review. Ask qualified counsel to check parties, property description, ownership right, price and payment triggers, deposit, conditions, representations, completion, handover, defects, delay, default, termination, dispute process, assignment, fees and governing language.

For off-plan property, review specifications, change rights, area variation, completion definition, long-stop provisions, handover documents and what happens if the project or buyer circumstances change. For ready property, review vacancy or tenancy status, condition, included fixtures, title transfer and release of encumbrances.

Do not rely on an informal translation or verbal explanation where the signed text controls. Ask counsel which language version prevails and what documents must be registered.

Create a transaction ledger containing the price, registration and authority charges, brokerage, legal review, valuation, financing, insurance, service charges, maintenance, utilities, furnishing, management, vacancy allowance and currency-transfer costs where applicable. Keep known, quoted and estimated values separate. Record the source and date for each. Stress-test changes in interest rate, completion timing, occupancy and exchange rate without presenting the scenarios as forecasts.
